Project overview
Concept delivered a 1,500m2 new commercial fitout for Tasmea across Level 12 of 108 Wakefield Street in Adelaide’s CBD. It’s Concept’s largest single Adelaide fitout to date, completed on time to meet a hard lease expiry through the Christmas and New Year period. The result is a headquarters that performs across daily operations, focused work, and client-facing events, anchored by Level 12’s panoramic outlook across the city.
Client vision
Tasmea needed a headquarters that worked hard on multiple levels: enough offices and workstations for a growing team, a front-of-house that could host client meetings and events, and staff amenity that matched the quality of the fitout. The programme was tight and the requirements were fixed. Level 12’s views across the CBD, from the Adelaide Hills to the coast, were central to the brief from the start. Tasmea also shares the floor with Equity Advisory, so the solution needed to bring both organisations in through a unified arrival experience while keeping each tenancy fully independent behind it.
Planning and workplace experience
The floor is organised around a front-of-house sequence at the lift lobby, with working zones behind. A shared reception, waiting area, and boardroom precinct connects Tasmea and Equity Advisory at arrival, while each organisation has its own secure entry, internal access, and separate workspace. A folding partition between the main boardroom and the adjacent 12-person meeting room opens both into a single function space when needed. Quiet rooms sit toward the corridor perimeter to keep acoustic bleed away from open work areas, and executive offices are built slab to slab. The range is there without it showing.
Design approach
The design takes its cue from Tasmea’s brand identity, bringing the organisation’s blue and green palette into a clean, timeless interior built around quality joinery and simple lines. The idea is straightforward: the building’s outlook should be present from the moment you step off the lift, and at every point through the space after that. Large stacked doors at the lobby open directly onto an unobstructed view across the Adelaide CBD from the hills to the coast. The front-of-house runs with that logic: a dedicated catering kitchen supports the boardroom precinct, making it a genuine venue rather than just a meeting room corridor. The staff kitchen captures natural light and brings in stone benchtops, biophilic elements, and vending machines. Bespoke joinery carries through the whole fitout, giving it a finish that matches the scale of the project.
Delivery
Concept delivered 1,500m2 of high-specification fitout, with significant joinery complexity and bespoke detailing, through the Christmas and New Year period, meeting Tasmea’s lease expiry on the committed date. The programme ran December 2025 through to January 2026 without delay.
The finished space
Level 12 now delivers a headquarters with genuine range. The front-of-house moves between daily operations and client-facing events, the boardroom precinct opens up for larger gatherings, and the working environment offers full acoustic separation across every zone. The outlook across the Adelaide CBD is there from the moment you arrive, and at every point of movement through the space.
