Four lease-ready suites for Adelaide’s CBD

Situation

ProRealty set out to reposition an entire floor at Level 7, 55 Grenfell Street in Adelaide’s central business district. The existing floor plan no longer suited the leasing market, and the opportunity was to present prospective tenants with finished, move-in-ready accommodation in a competitive office market.

Task

The floor was to be demolished and divided into four separate tenancies, each presented as a distinct speculative suite. The brief required a lift lobby upgrade, a new DDA-compliant bathroom and refurbishment of the existing amenities, all delivered to a defined budget while retaining the existing ceiling tiles.

Action

Concept planned the floor as four independent tenancies, giving each its own look and feel so the floor would appeal to a broad range of incoming tenants rather than a single profile. Workstation zones were arranged along the perimeter to draw natural light deep into each suite, meeting rooms were sized generously, and quiet rooms were provided for focused work. Each kitchen balanced built-in joinery against loose furniture, using a high bench in place of a fixed island and a stone benchtop to lift the finish. When site conditions ruled out the proposed polished concrete ceiling, a burnished concrete finish was substituted, preserving the intended character within budget.

Result

The completed floor delivered four distinct, lease-ready suites, each finished to attract a different segment of the market and configured to support varied workstyles from focused individual work to client-facing meetings
