Smart Subdivision & Fitout at Hamilton Street, Mount Albert

Concept was engaged to unlock the potential of a large, underutilised ground-floor tenancy in Mount Albert by subdividing the space into four smaller, more marketable suites. In a suburban location where demand trends toward compact, ready-to-lease workspaces, this strategy allowed the property group to better target a diverse tenant base.

Our team was tasked with the design and delivery of one of the new suites, using our trusted formula for workspaces with custom tweaks to suit the suite and market. The design approach focused on broad appeal—neutral tones, durable finishes, and an intuitive layout—making the suite feel fresh, functional, and immediately lease-ready.

A key challenge was creating well-proportioned suites that balanced privacy, amenity, and flow within the constraints of the existing floorplate. Through careful space planning and upgraded common areas, Concept delivered a suite that aligns with current tenant expectations while improving the overall value of the property.

This project reflects a considered approach to revitalising existing assets through clever subdivision and adaptable fitout solutions—helping property owners reduce vacancy and attract quality tenants in outer-suburban markets.
