A spec suite designed to set a new standard for Adelaide
Project overview
Concept was appointed by MA Financial and Centuria Capital to deliver a speculative suite on Level 12 at 25 Grenfell Street in Adelaide’s CBD. The 243m2 tenancy required a design and delivery approach capable of raising the benchmark for spec suite quality in the South Australian market.
Client vision
The owners required a speculative suite competitive with offerings in Sydney and Melbourne, designed to attract quality occupants and strengthen the floor’s position within Adelaide’s CBD leasing market. The commercial objective was not simply to refurbish a vacancy, but to produce a tenancy that would appeal on quality and experience – and lease faster as a result.
Planning and workplace experience
The suite is structured around a clear front-of-house and back-of-house logic. The welcome area and meeting rooms occupy the front of the tenancy, creating a considered arrival sequence for visitors. Open workstations are positioned toward the building perimeter, where natural light is prioritised to support a comfortable and productive working environment. Two quiet rooms supplement the open plan for focused work, while a functional kitchen and breakout zone anchors the heart of the suite. A 12-person boardroom and six-person meeting room complete the collaborative offer, giving prospective tenants a fully resolved and adaptable floorplate.
Design approach
The design draws from earthy tones and natural materials to create a calm, grounded environment that reads as warm and authentic without being prescriptive. Warm timber textures, clay finishes, and layered natural elements work together to give the space a sense of character that a neutral white-box approach cannot achieve. The boardroom is orientated to maximise natural light, making the most valued asset in the building an integral part of the suite’s primary meeting space rather than an incidental benefit. The welcome area is anchored by Aboriginal-inspired feature artwork that establishes a strong sense of place and cultural acknowledgement from the moment of arrival, complemented by pendant lighting chosen to reinforce the warmth and hospitality of the space. The kitchen and breakout zone takes a hospitality-led approach, with banquette seating and relaxed loose furniture that encourages informal interaction and social use throughout the day. Tambour storage units with integrated green planters introduce biophilic elements throughout, supporting wellness and providing moments of pause in the open plan.
Delivery
The project was delivered within a compressed four-month programme from September to December 2025, with certainty of time as the primary commercial driver for the owners. The programme was met without compromise to finish quality or scope.
Outcome
The suite attracted a tenant prior to project completion. The incoming occupant is currently engaged in layout planning to suit their specific operational requirements, with the base design providing the flexibility required to accommodate their needs.
