Project Overview
Concept upgraded a cold shell tenancy at 100 Pacific Highway, North Sydney, delivering a spec suite designed to appeal to a wide range of tenants seeking a modern, ready-to-occupy workplace.
Client Vision
Forza sought to transform the tenancy into a welcoming, practical workplace environment that avoided a cold or generic feel, instead introducing colour and natural elements to improve tenant appeal.
Planning & Workplace Experience
The suite was planned to deliver strong functionality within a compact footprint, incorporating:
- Open workstation area
- Private office
- Quiet room for focused work
- Meeting room and boardroom
- Kitchen and breakout space supporting informal interaction
Layouts balance concentration, collaboration and community spaces to support a range of working styles.
Design Approach
The design introduces warm tones and natural materials to soften the tenancy, with shades of green incorporated across acoustic panels, wall finishes and artwork. Timber feature panels anchor the arrival experience, while perforated ceilings and acoustic treatments enhance meeting and focus spaces.
Existing flooring was reused where possible, supporting sustainability and cost efficiency.
Delivery Challenges
Construction occurred across the Christmas period with tight timeframes from test fit to delivery, requiring strong coordination to maintain programme commitments.
Outcome
The completed tenancy now provides a welcoming and adaptable workplace suited to a broad tenant mix, strengthening leasing appeal while delivering a practical, cost-effective spec suite solution.
