The Cove by Forza

Forza Capital required Level 8 at 100 Pacific Highway, North Sydney to be presented to the market as an immediately occupiable workplace. With no incumbent tenant, the floor needed to remove the fitout barrier for prospective occupiers and stand apart within a competitive North Sydney leasing market.

The requirement was a premium, broadly leasable fitout across 1,200 square metres: a confident arrival sequence, a hospitality-grade kitchen and breakout hub as the centrepiece, and a balanced mix of settings suited to a wide range of occupier types and team sizes. The challenge was to deliver the polish of a bespoke fitout with the flexibility to suit any incoming team.

Concept organised the floor around a clear front-of-house sequence and a centralised kitchen and breakout hub, positioned to bridge client-facing and operational zones so the social heart of the floor serves the whole tenancy. A closed lift-lobby corridor was resolved with a curved glass wall to open the sightline and create a flowing threshold from lift to workplace. The material scheme draws on the calm of a sheltered inlet, with dusty blue and coastal oak joinery, engineered stone, a handmade-look splashback tile and herringbone timber flooring, layered with an acoustic panel in the boardroom that emulates the rammed-earth of coastlines, and colour-drenched dusty-blue focus rooms.

The completed floor presents a fully resolved, market-ready tenancy: 48 workstations, six enclosed settings across four room types, and a hospitality-grade kitchen hub within a cohesive plan. Forza Capital gained a Level 8 offering that can be leased without further fitout, broadening appeal across occupier types and supporting the building’s leasing campaign.
