Project overview
ESR Australia appointed Concept Commercial Interiors to deliver a speculative suite on Level 7 of 133 Mary Street, Brisbane. Concept worked closely alongside APG and Hot Black from final design through to handover to ensure design intent remained optimised in line with budget.
Client vision
ESR Australia’s brief to market was to provide a compelling full-floor speculative suite to offer to the Brisbane CBD office market. The space was required to be functional and accommodate any sector of the office market. Given the competitiveness of the current Brisbane market, the final product was to optimise each square metre and ensure value of investment for both landlord and tenant.
Planning and workplace experience
Level 7 was designed for tenancy flexibility, with a generous boardroom, open-plan work areas, and breakout zones that accommodate a range of occupant configurations. The arrival sequence and communal spaces were calibrated to create immediate leasing appeal. Separation of focus and collaborative settings ensures the suite presents as a considered workplace and inspiring environment.
Design approach
Hot Black’s design intent centred on a warm, materially considered interior that would distinguish the suite from the standard speculative suite offering. Feature ceilings in the boardroom and key circulation zones establish spatial hierarchy and deliver the visual weight of a bespoke fitout. Each construction decision was assessed against Hot Black’s design intent and received approval before adoption.
Delivery
Concept delivered the project in 9 weeks, including all demolition works. Our team worked around the clock to ensure the building’s noise management requirements were met to protect neighbouring tenancies. The key to ensuring the program was maintained was the level of cleanliness and organisation of the site. Meticulous planning and ordering of stock and material avoided any bottle neck to handover and ensured that the site maintained a high level of WHS awareness and implementation.
Outcome
The completed fitout generated strong interest from the Brisbane CBD leasing market and was received positively by ESR Australia. It is a result that reflects the collaboration between designer and builder throughout delivery to handover.
