Project overview
Concept transformed a warm shell into a 220 m², tenant-ready spec suite in the Adelaide CBD. The plan balances client-facing, collaborative and focused work settings, with a welcoming waiting area, boardroom, conference room, open collaboration zone, quiet rooms and a compact kitchen with planter-framed banquette seating. Perimeter workstations capture natural light to support day-to-day productivity.
The brief
Deliver a versatile, brand-neutral suite with broad market appeal that can be leased quickly and adopted with minimal customisation.
Our approach
We established a clear circulation spine, locating reception and meeting spaces to the front, shared amenities centrally and focused work settings to the perimeter. Settings and furniture are easily reconfigured to suit different team sizes and workstyles, reducing disruption for incoming tenants.
Design & materiality
An earthy, cohesive palette ties the suite together in a calm, contemporary way: curved feature walls soften movement, timber and stone-inspired laminates add warmth and durability, linen-look workstation screens bring tactility, and terrazzo tabletops provide a refined finish. Bespoke lighting and integrated joinery introduce character without imposing a brand, while the planter-framed banquette anchors informal moments in the kitchen.
Outcome
A warm, practical workplace that balances collaboration, focus and pause — ready for immediate occupation. The planning, finishes and built-in flexibility support faster leasing and low onboarding effort for a wide range of tenants.
