A High-End Spec Suite with Heritage Character
Concept was engaged to deliver a refined, move-in-ready spec suite within a newly redeveloped heritage building in the heart of Flinders Lane. The brief called for a space that would instantly attract tenants- a bespoke workplace with a 1:10 desk ratio, three meeting rooms, quiet zones, a flexible office, townhall-style social hub, and staff lockers.
The design centres around a striking illuminated archway that draws you through the tenancy- a bold architectural gesture that creates a sense of journey and arrival. The arch is echoed in soft curves throughout the space, from the arched planter structures and rounded corners on joinery to the curves of rugs and furniture. Parquet herringbone flooring adds timeless texture, while layered lighting and fluted glazing provide warmth, softness, and visual privacy.
Executed with precision despite challenging site conditions – including unlevel flooring, lighting logistics, and compliance constraints – the final space is considered and cohesive. Black-framed glazing adds a refined industrial touch, while light timber finishes, pale paintwork, and soft furnishings give the suite a welcoming, contemporary feel. This is a spec suite designed not just to meet leasing goals, but to offer future tenants a space that feels move-in ready, inspiring, and inherently functional.
