Project Overview

Located within a newly redeveloped heritage building on Flinders Lane, this high-end spec suite was designed to stand apart in both quality and experience. Each level within the building offers a distinct proposition, with Level 4 delivering a refined, character-rich workplace ready for immediate occupation.

Design Vision

The design draws inspiration from eucalyptus forms and the Art Deco era, blending deep green tones with contrasting timber finishes. The result is a bespoke aesthetic that feels grounded, elegant and contemporary, while maintaining a clear connection to the building’s heritage.

Planning and Amenities

The 638sqm suite includes a balanced mix of focused and social spaces, supporting a wide range of work styles. Features include:

• A central social hub with town hall seating

• Business lounge and collaboration zones

• Two meeting rooms and two to three quiet rooms

• A wellness room

• Lockers for staff storage

• A 1:11 workstation ratio for efficient occupancy

Design Highlights

A feature vaulted ceiling anchors the entry experience, enhanced by decorative cornices, mouldings and feature paint detailing. Arched openings create a sense of flow throughout the suite, while the kitchen, boardroom and metal mesh ceiling add visual interest and depth.

Challenges and Delivery

The project required careful navigation of base build constraints, including limited ceiling heights, existing ducts and cable trays, lighting coordination and uneven existing floors. Through detailed design development and coordination, these challenges were resolved without compromising the overall design intent.

The completed suite offers a premium, heritage-responsive workplace that elevates the building and provides strong appeal to prospective tenants seeking quality, character and flexibility.
