Spec Suites for FIFE at 520 Bourke Street
Project Overview
Concept was engaged to design and fit out two additional spec suites on Level 2 of 520 Bourke Street, a landmark heritage building in the heart of Melbourne’s CBD. Renowned for its high-quality Victorian architecture and rich historical significance, this building required a thoughtful approach that honoured its heritage while introducing modern, functional spaces. Building on the success of a previous suite on the same floor, which leased quickly, FIFE Captital sought to replicate this success with distinct and appealing spaces in Tenancy 1 (361 sqm) and Tenancy 3 (230 sqm).
Client Vision and Objectives
FIFE’s primary goal was to develop distinct spec suites that would appeal to a broad range of businesses. They also wanted the spaces to have a lively atmosphere, achieved through thoughtful styling. A key requirement was to ensure a clear distinction between the two tenancies. This would allow potential tenants to easily differentiate between the spaces.
Design Inspiration
The design for each space took on a different thematic inspiration:
- Tenancy 1: Coastal Breeze – A light and airy palette that evokes a sense of calm and relaxation.
- Tenancy 3: Industrial Edge – A more rugged, urban-inspired design with a strong, modern aesthetic.
Challenges and Solutions
The project presented a few challenges, particularly in adapting to the existing site conditions. The ceiling structure required special consideration for lighting design, and managing noise transmission from the floor above was essential to ensure a comfortable environment in the suites. Through careful planning and innovative solutions, these challenges were successfully addressed.

Concept delivered two distinct, stylish, and functional spec suites that perfectly aligned with FIFE’s vision. The successful completion of these suites not only met the client’s expectations, but also reinforced their trust in Concept’s ability to deliver high-quality commercial spaces within a heritage context.
