Project Overview
Concept was appointed to transform the existing lobby and former tenancy on Level 27 of 91 King William Street, Adelaide – one of the floor’s most significant assets being its unobstructed views across the CBD. The scope covered a new lobby entry and a fully repositioned speculative suite across 300 square metres, designed to meet current tenant market expectations and stand out at first inspection.
Client Vision
The building owner sought to elevate the floor’s appeal and create a tenancy capable of commanding attention from the first moment of arrival. The priority was a strong first impression: a space that communicated quality, openness, and liveability, with the building’s panoramic outlook as its defining feature. Move-in readiness, visual impact, and a contemporary market position were central to the brief.
Design Approach
The design introduces a light, fresh interior palette anchored by a feature blue carpet, drawing reference from proven commercial suite templates while adapting the layout to capitalise on the building’s outlook at every point of movement through the tenancy.
The kitchen and breakout area is positioned deliberately along the view corridor from the lobby entry, with a high exposed ceiling amplifying the sense of volume and arrival. The intent is for the view to be present from the moment a prospective tenant steps off the lift – framing the tenancy’s strongest selling point immediately.
A wellness-informed approach is woven throughout, with greenery incorporated to soften the interior and reinforce the connection between occupant wellbeing and the quality of the environment.
Delivery
The project was delivered concurrently with Concept’s own Adelaide office fitout and the building lobby – a demanding parallel programme managed within a tight timeframe. A site condition identified after demolition required the specified polished concrete floor to be resolved as epoxy, a substitution managed on site without variation to programme or delay to the broader works.
Outcome
The completed suite presents as a refined, move-in-ready tenancy with a strong point of difference in the Adelaide commercial market. The kitchen, breakout, and view corridor deliver the immediate visual impact required to attract and convert prospective tenants at first inspection.
