Project Overview

Concept was engaged to deliver a turnkey tenant solution at Level 10, IBM Tower, Southbank, on behalf of the building owner, involving both make-good remediation and a new workplace fitout within an existing commercial building.

Make-Good and Preparation Works

The tenancy was received in poor condition following vacancy, requiring significant remediation before fitout delivery could commence. Concept completed approximately $400 per sqm in make-good works, restoring the floor to a workable and commercially viable base condition.

Fitout Delivery

Following remediation, Concept delivered a new workplace environment suited to professional services operations. The 368sqm layout balances workstations, meeting spaces and collaboration areas, with integrated AV technology supporting daily team and client interaction.

Delivery Challenges

Managing programme certainty while resolving tenancy conditions and accommodating evolving design preferences required close coordination across landlord and tenant stakeholders.
