A Flexible, Lease-Ready Office Fitout for Marshall Investments

Concept was engaged to transform a blank floorplate on Level 9 of a new Mascot development into a versatile, move-in-ready spec suite designed to attract a broad range of potential tenants. Drawing on one of Concept’s proven layouts, the fitout balanced functionality with warmth—leveraging earthy tones, soft-touch materials, and strategic planning to appeal to modern businesses.

The design prioritised maximum natural light, flexible zones, and spatial flow. Glass partitions, exposed concrete columns, and polished concrete floors were used to create a sense of openness while preserving acoustic privacy. Open-plan work areas, private offices, and informal breakout zones were all proportioned to suit varying tenant sizes and working styles.

The space was designed with tenant productivity and comfort in mind. Ergonomic furniture, acoustic solutions, and energy-efficient lighting helped create an environment that felt both professional and inviting. By embedding flexibility into the layout and using refined, universally appealing finishes, Concept delivered a highly-leaseable suite that showcases the building’s potential and sets a strong foundation for future occupancy.
