Turnkey premium suites designed to stand out in the leasing market

Project Overview

Concept worked alongside ST Real Estate, building on multiple successful collaborations throughout the year, to deliver two premium spec suites at Level 7, 415 Flinders Lane. Prior to the fitout works, Concept completed approximately $300 per sqm of warm shell upgrades across the floor, preparing the base building services and infrastructure to support future tenancies.

Following this preparation, the project focused on delivering two move-in-ready workplaces that could be presented to potential tenants as flexible, high-quality leasing options.

Client Vision

The objective was to create turnkey suites that would appeal to a broad tenant mix while maintaining a premium standard across the floor. Each suite needed its own identity while remaining adaptable for incoming businesses.

Planning & Workplace Experience

Both suites maximise natural light and support multiple ways of working through open-plan environments, meeting rooms and collaboration zones. Café-style breakout areas provide welcoming arrival points and social spaces that enhance everyday workplace experience.

Layouts align with Concept’s 4Cs approach, balancing concentration, collaboration, contemplation and community.

Design Approach

Feature lighting and bespoke joinery highlight key zones, while premium finishes and layered textures create refined environments suited to a variety of tenant styles. Distinct palettes between suites provide leasing flexibility while maintaining consistency across the building.

Delivery Challenges

Delivering two suites concurrently required tight coordination, particularly given supplier lead times. Efficient construction sequencing and supplier management ensured programme commitments were maintained.

Outcome

The completed suites deliver high-quality, flexible workplaces ready for immediate occupancy. The project demonstrates how premium spec suites can elevate leasing appeal while efficiently delivering multiple suites within a single programme.
