Billard Leece Partnership Studio

Billard Leece Partnership, a Melbourne architecture practice, was relocating to a new studio on Level 7 of Invicta House at 226 Flinders Lane. They chose Concept after seeing the Level 4 fitout we had delivered in the same building, and wanted their new studio to match that standard.

Deliver a turnkey 443 square metre studio, ready to move into, with the social and entertaining space at front of house and meeting rooms behind it. It needed 36 workstations, quiet and focus settings for hybrid work, and a dedicated design library, the working heart of an architecture practice, all completed for the lease start.

Concept planned the studio as a sequence drawn from the laneways and galleries of Flinders Lane, moving from arrival through a social hub to the production floor. A welcome lounge and awards display open the space, leading to a kitchen island and a communal table that works as a town hall, with the line of sight held from the lifts through to the external glazing so daylight carries across the floor. Blue runs as a connective thread through paint, tile, a studded rubber floor and pendants, drawn from the practice’s own brand and warmed by clay and sandstone tones under a largely exposed ceiling. The design library and layout bench sit on show rather than tucked away. Acoustic pods and phone rooms support focused work. The studio completed to the lease deadline in July 2026.

Arriving, clients meet the studio’s social heart first, a communal table and open kitchen where a reception desk would usually sit. Daylight carries from the lifts across the floor, the design library puts the practice’s craft on show, and focus settings sit close to the buzz rather than in a distant wing.
